Most roofs can be repaired at least once, and a good roofer should tell you when a repair is the smarter spend. Here’s the checklist we use on every inspection, so you can follow along.
1. How old is the roof?
Asphalt shingle roofs in our climate typically last 20 to 30 years, depending on ventilation, shade and installation. Under 15 years with an isolated problem: almost always repair. Over 20 years with several problems: replacement usually costs less over time than repeated repairs.
2. Is the damage isolated or widespread?
A single failed pipe boot or a few wind-lifted shingles is a repair. Granule loss across the whole roof, curling on every slope, or moss that has lifted shingle edges everywhere points to replacement.
3. What does the attic say?
We check the underside of the roof deck. Dark staining, soft spots, or mildew from poor ventilation mean the problem goes deeper than the shingles, and a new roof with corrected ventilation may be the only lasting fix.
4. How many layers are there?
Many older Kitsap homes, especially in places like Bremerton, already have two layers of shingles. A second repair layered on top hides problems and adds weight. If the roof needs significant work, a full tear-off lets us inspect and repair the decking.
5. What are your plans for the house?
Selling within a year or two? A solid repair and a clean inspection report may be enough. Staying for the long haul? A roof replacement with a manufacturer warranty can make more sense.
6. What do the numbers say?
We give you an itemized estimate for the repair and, when relevant, for replacement, so you can compare cost per year of roof life instead of just the upfront price.
Moss is a special case
Moss alone doesn’t mean replacement. Caught early, it can be treated and the roof kept. Once it has lifted shingles and let water reach the deck, the damage is already done. Our earlier post, What a Mossy, Algae, and Fungus Roof Looks Like, shows what each stage looks like.
